A clean title is IMPERATIVE when buying property, whether or not it already has a building on it.
HEY, Y'ALL: **Buy title insurance!** It is invaluable if you need it, not too costly if you don't need it, but UN-available after the purchase if you DO need it.
Sorry life has been tough on you the last few months, I understand what you mean about buying a foreclosed house, the problem is that there is so much legislation that it can take years to work out. We missed you Stella. Those home owner associations can be a real bitch, I had a similar situation a year ago. I ended up finding a better place for cheaper though, I'm sure it will work out for you too. Great to see you back, you're looking gorgeous as always. :)
The problem is usually that the banks dont pay the HOA when they have a foreclosure until it sells. This was even worse, part of the development went back to the bank before it was finished. It is a real mess. The banks say they are stuck with properties, but they sure dont help in getting them sold.
