  • The reason you cannot have conventional shingles on the low-pitched roof is that the water does not drain off fast enough, which would allow water to permeate within the shingles. As you already know you will have to tear off the shingles and go with a membrane roof or a metal roof.

  • Mike the minimum pitch for shingles is a 3/12. Your house looks like a 4/12 pitch. Maybe 5/12. I think you may have to go with a rubberized roof for a nearly flat pitch. Like everyone else here says, you need to tear off the shingles, and replace the damaged plywood. Good luck

  • sorry , you need to tear it off and replace rotten plywood. not enough pitch for shingles. a torch down or a single layer edm rubber.

  • Hi Mike. I'm a roofing contractor here in SoCal, here is my 5c of wisdom. You do not have enough pitch for shingles. It will never work. Coating- waste of time and money. (sorry) Tear off everything. The wet plywood will have to be replaced. I would go to a local roofing supply house, they should be able to hook you up with some good guys, and have it hot mopped. It's a 1 day job, $ 750 to 850. Or torch down roofing - that would be my choice, that's what I do.

  • Damn Mike , before I tell you , you have NO SLOPE at ALL (back slope) , I have to say, WHAT a BEAUTIFUL VIEW !!! Man that is beautiful !!! I could BBQ and drink COLD BEER all day long in the RAIN there !!! Needs to come off all the way to joist, re-sheath and black paper , mike putting that sealent on , water may run BACK to your fasha board (house looks lower than porch), Mike BITE the BULLIT !!!

    Call the BROTHER , and BBQ plus COLD BEER !!!

  • Not enough pitch, roofing felt needed from beginning, deck screws with Texas heat and deck and/or roof should not be attached to any manufactured home (should be freestanding).

    Deck screws for decking to joists is what I meant if you didn't use those. Roofing nails for shingles, but would have went with metal roofing on deck.

  • Have it foam roofed. Snow coat isnt used in that aplication. It should have had felt paper from the beginning.

  • No flashing between the house and porch.along with no felt is the reasib the roof is leaking. You will need to remove everything down to the roof deck and replace any rotting wood. Re-roof making sure you have metal flashing tied in from the house to the roof and use 30# roofing felt. Do not re-use any of the shingles, buy new.

  • Forgot to mention that I'm not a roofer, but I do play one on TV.

    Kind of a takeoff on those medical commercials where actors advertise for medications and stuff. OK it's not funny if I have to explain it.

  • I hate to tell ya... you wasted your time with that roof sealant. That's a 1/12 pitch on the patio cover. The shingles need to come off, roofing felt put down and rolled composition or metal roofing over that. Replace any damaged/weak sheathing before you before you replace the roofing material. Hint: use longer roofing nails. They should penetrate completely through the sheathing. Otherwise, they'll loosen and pull up as the roof expands and contracts with the weather.

  • plus at that transition there should be a flashing detail and you probably need to run it up underneath the existing roof at least a couple feet. that area will be the weak point if you neglect it. it may last a season or two but if you get some ice damming that area it will leak big time.

  • I would just slap metal roofing over it , it's not that big of a porch should be fairly cheap and then the water should run off ok cause the pitch seams to flat and is causing the water to soak ,not run off ...just my .02 lol I am not a roofer or in construction so just my thoughts ....

  • I don't think that roof pitch is over a 3/12... anything under that should be coldprocess rolled roofing or a epdm rubber roof.... also there is some peel and stick

    roofing that is pretty sweet.
