    Great material here. I am actually based in the UK and am just starting up in the property wholesaling business over here.

    Just a quick question; Upon signing the Buying and Selling agreement with the seller how long do you have to assign the contract to one of your investors? and if worst comes to worst and you cannot assign the contract what would happen (bearing in mind buying the house myself would not be an option), is there some type of get out clause etc etc?

  • @ske07 Well you would normally want at least 30 days to close, if you don't find a buyer you simply ask for more time and they give it to you or they don't, if they dont then they keep the earnest money and you both move on

  • Okay, I have a question. What is the property is owned by the state in an instance where someone is in the nursing home? Do you negotiate with the someone from the state on a price? They've never been by once to check on the property.

    I know you hear this a lot, but thank you for all of your FREE info. you putting here in Youtube. Alot of what you share is priceless. You're so right in regards to driving around for deals. They can be found, but it takes alot of time and gas! I have some bandit signs I will be handwriting my message on and my number.   • reo's are easier to find than water right now... just contact any realtor in your market and they will send you a list

  • great videos i remembered u saying that u use only 1 contract thats means that the buyer Investor sees what u are makin on the property if u are makin a lg profit would u do two contracts & do a double closing?

  • i use the same contract but separate contracts for the seller and buyer, i don't worry about them knowing what I make off the deal, i don't do double closings, assignment fees only

  • Hey Tyrone great info, one ques though. I belive bandit signs are illeagal in the state of Texas, so how do you establish a list to mail the postcards out? And do u prefer any specific companies?

  • How do you approach the seller to a deal with how you buy???? If you are buying on a $10 option, or taking over payments, or whatnot.

  • you don't get into how the deal will be funded, the only thing the seller cares about is that you can close, remember these are MOTIVATED SELLERS otherwise you won't be able to get the price you need.... YOU'RE PAYING ALL CASH
