  • Where I live, they was in the process of building a new shopping and business district. They built a few successful things (Bass Pro, Cinema, Red Robbins) but there was also supposed to be a mall. They built the building but the rooms are all empty. Same thing can be seen here.

  • this is all over america it looks like. We have houses sitting empty foreclosed. 1 mall completely shut down and another with 10% occupancy. There was a neighborhood that had a few houses built but they tore them down and did not build anymore. It is so sad I don't see a lot of hiring signs either. We have gun stores and liquor shops. We had a robbery in my area about a year a go and this is a good area.

  • so many local strip malls are vacant..mostly office space or retail space...just sitting around for months or even years now..it's getting really bad in some parts...some of the nicer areas like Green Valley or Summerlin are staying afloat but the older areas of town are really crappy

  • I lived in Vegas during the boom years, and I lived there during the bust. Two TOTALLY DIFFERENT CITIES! It was like a fucking bomb went off. Unbelievable the change I witnessed.

I used to live in Vegas when the economy was still really good, and I saw this coming, took a decision and came back to California were things are bad but our economy relies in producing and not consuming (glambling) so we have a better change to get on our feet. I have family in both places... and it is sad how this booming city is now in its knees. =(

  • I live near Reno and its the same way... everwhere in NV. A while ago they had to put a cap on the number new houses being built because of the high number of peole who WERE moving here... now some people commute alomst 200 miles a day for work from the surrounding areas. And there are tons of underdeveloped properties with roads that lead to empty lots and entire subdivisions of empty houses and empty business fronts.

  • Las Vegas is a city that doesn't really have a right to exist in the way it does. The primary purpose of the city was the gambling business, which worked fine as long as gambling was allowed in Las Vegas only in the U.S. As long as that condition existed, people from the rest of the country HAD to go to Las Vegas if they wanted to gamble. But why should anyone go to Las Vegas now? Other states have legalized gambling now, so people no longer need to travel to do it. LV...no longer needs to exist

  • @starventure Let me explain something. I lived in Las Vegas a year ago and it was amazing. I have lived in many places here in the US, and Vegas was always the best. People think it's all about gambling and prostitution, but the reality is, Vegas was a regular town with great churches, schools, libraries, parks, museums and so much more. Don't be too quick to point fingers and judge until you lived there. Vegas was the best!

    In one segment you're placing ALL of the blame on the government for the "expansionary credit bubble" saying that bureaucratic spending in Vegas will fail, in the prior set you're implying that a squeeze is being put on the little guy by the government, and after those you blurring the line between municipal & federal governments as to which is repossessing homes - implying it's the federal government doing it.

    People need houses and houses need people. The banks will end up loosing a lot of money when they dont sell the houses. The empty houses are slowly beeing damaged by burglars, drunken people, weather and so on.

Yeah, Vegas real estate has been hit pretty hard, but I live in a closer in older neighborhood with people that have lived in their homes for many years and there have been no foreclosures as far as I know. Vegas is NOT Detroit. There is almost no large city that doesn't have a gang problem.Vegas is going to have to reinvent itself once again. Vegas has a lot going for it, but it's going to take time to work through the problems

  • @RennyGd I agree 100%. I just commented about me living there a year ago and it was the best place I have ever lived. It's not all gambling and prostitution, but that's all they show on tv and movies. It is a normal town with families, schools and churches. And yes I believe there is always hope and faith comes along with that. That's what will rebuild Vegas into the great city that it was=)

  • We are in the middle of a failed banking system that worked great for a smaller population but now the Federal Reserve Act has run its course. This system cannot work with large populations. Capitalism will die unless we get a new system. This present monetary system we are in is almost 100 years old since the founding of the Federal Reserve in 1913. This system will either go to total slavery of the people or a revolution to change it.

  • Federal Income Tax, Social Security Tax, Medicare Tax, Property Tax (and they will take your property if you don't pay, so you actually don't own your property) Fishing and hunting tax, car liscense tax, sales tax, toll road tax, inheritance tax, food tax in some states........and it goes on and on and on........

  • Why am I hear you ask. I moved here years back to get away from my ex plus the ratio of women per one man, not including the tourist ladies. After I had my fun, decided to move away, I met my now wife of five years. Who knew.

  • The timing just happened at the same time the bubble was about to bust thanks to these greedy as banks, real estate brokers and, real estate agents. They new exactly what they were doing. I've seen far too many shows how the banks and, agents cooked the paper work. Yeah I know some lied to get a loan but, that was only about 15% if that. So the worse the housing market gets fr banks and, agents, the better I like it. To teach these people about avarice. No home here should cost more than 250k

  • My parents almost purchased 2 homes in cash a few years ago but, their plans were diverted to the east coast for other reasons. Me and, some friends, along with youtube and, other avenues will educate the public FOR NOT wanting to but homes here. The crime is the 4th highest violent in the country, the school system is one of the worse in the country, the medical is one of the worse in the country, no diversity, weather is so so (either cold or too hot) + the homes are not built well.

  • I have NO sorrow for people who purchased homes in Vegas between 2002-2005. I told people, even when I woked @ Wynn Las Vegas about those bragging about buying a home here for 250k then flipping it for 400k plus. They all laughed at me. Not anymore. Hell, I was laughing when I first heard that. THE ONLY REASON and, I mean THE ONLY REASON homes, in Vegas, shot up soo much was due to people in Calif buying homes here in cash. Anyone who says different is a got damn lie.

  • @GovWillKillU Very similar to Bangkok as well. There are literally hundreds of half finished high-rises abandoned in the early '90s. It's cheaper to start over again, so these rotting building husks remain to this day.

  • I agree with the video. I was in Vegas several times in the early 1990's and went back recently for a few days. Wow, what a change. The city has no class anymore. Homeles people & garbage in the street - everything is way too expensive. It is now a low class ghetto town.

  • I lived in Vegas for 5 years. You can make a very good living working in a Casino. Decent hourly, great tips and health insurance. General living costs are also very low. Sorry George but you don't know what your talking about on this point.

    Vegas will make a comback- and those property projects will be eventually finished. The water supply to Las Vegas could be the eventual downfall.

  • I also have a tip for you knowing this area so well: Just north west of Red Rock resort the last homes on Charleston blvd. at the west end of town, there is a community called "the vistas" where they discontinued the project halfway through at the western end there are partially developed properties and roads. It shows how much more they had planned but had to stop.

  • Lol, this is great! I live a mile from the skeleton mall next to Red Rock. Because Las Vegas was the fastest growing it also went the most overboard. That' why we had the most foreclosures here. But, the popularity of the city is what justifies projects like City Center and more and more mega-resorts. If anyplace will prosper it will be Las Vegas.

  • Last year my wife and I wanted to move back to Vegas. We love it, but while on vacation there we where trying to rent a nice house in the Mountains Edge subdivision but the owner wanted 3months security deposit and first and last months security deposit because we have bad credit, although excellent income. Well long story short, we did not move and that scenario is precisley why Vegas will die a slow death because of that kind of greed!!

  • @pat52007 You're partially correct. It is dying a slow death because large numbers of people borrowed money and failed to honor their commitment to pay the money back. Large numbers of those that fail to honor their commitments have bad credit. Interestingly enough, the reason they have bad credit is because they failed to honor their commitments-even though they have excellent income. Hmm. Seems to be a recurring theme. Is it sinking in yet pat52007?

  • alembicmanticore; I understand what you are saying, but I never said we took out large loans such as a mortgage. Our credit problems were mostly due to nickel and dime debts or debt that was inflated by some idiot. We never defaulted on a loan. I think it is unwise for landlords to reject us for a damn rental when our rental history is good...well the landlords in Vegas can just go ahead and choke on their precious properties!!

  • Credit problems are not caused by the size of individual loans. They are caused by failure to honor agreements. Few landlords are in the business of giving away occupancy, and credit ratings are a means of discerning whether prospective tenants can pay in a timely fashion, which is critical to profitable real estate investments. The only way to compensate for the added risk of renting to non-credit tenants is to charge them more rent, which tends to compound their problems rather than solve them

  • problem is, FICO scores were overweighted and justified disporportionate credit expansion, now all those scores are far lower and a much lower willingness to borrow and lend. even a perfect FICO doesnt mean anything; plenty of perfect scores have defaulted (like me). so the system of building an economy on promises rather than true assets has failed.

  • @GovWillKillU FICO scores are merely a lead to the more important information relative to one's credit. Credit decisions are best not based upon FICO scores alone. Once permission is granted to look into credit, one can see not only that someone has defaulted, but also where, when and how much. A "perfect" FICO does not exist. Excellent scores, however are over 800. Congratulatiuons on your ability to default on your obligations and retain a "perfect" score. You are a model for all.

  • I live in Las Vegas - and yesterday was looking for auction homes to purchase.

    As I drove around I spoke with RE agents who told me on the mls there's only 1800 homes for sale. I WAS SHOCKED! I asked WHY???

    He told me the banks were sitting on over 65,000 foreclosure homes THANKS TO TAX PAYER BAIL-OUT MONEY it was holding to artificially keep homes at $100/sq. ft. to "protect current homeowners"

    Capitalism is dead in Las Vegas - $100 per sq. ft. here is a JOKE! IT MUST FALL!

  • I bought my first house in Vegas in 2001 for 148k. I sold it in 2005 for 293k. about 2 months ago a property 1 block away on a bigger lot, sold for 70k, meaning my old house is probably worth around the same.

  • i purchases a house in vancouver a year ago for $300k, just 3 months ago, a house just like mine sold for $150. is mine worth $300 now? NOPE.. now i'm fighting to keep it with being laid off after 9 years of service at my last employer. what can i do? sell it? i'll loose my ass.. let it go to the bank, there goes my credit.. refinance? how when you dont have a job, and cant find another one? applied at 12 jobs last month, not one called back. and i'm a systems admin.. go figure.

  • dude.. i was laid off after 9 years at my job.. and it wasn't for performance, it was because of budget cuts. talking about lame.. they will lay off people who make the most in the company instead of laying off 2 low paid employee's.

  • it makes more sense to lay off the ones making the most money, less people are affected, I was laid off from my County about 50 of us, but the executives are making over 6 figures per year, they could have gotten rid of 5-7 execs who have plenty of money saved up instead of the clerical staff who make $400 a week...........

The poor people are put in Section 8 housing areas...but the mansions are less than 2-5 miles away...mixed area.
