I don't believe it's a demo version, It's to clean. I think it's either an alternate version of the song they didn't want to use or it's a rough mix. Most likely a rough mix, Thats what I think.

The screaming is better in this version but I think the rest of the song is better in the studio version.

Well yeah. Studio is more professionally sounded, and mixed. It has more funds toward it... Not to mention that the screaming is probably sounding better because it's probably older and his voice hasn't felt so much abuse, and the feeling being rawer.
