First, how exactly do you search the MLS, I've never viewed the MLS before, nor am I a Realtor. What criteria or what are you looking for via the MLS (properties listed 90 days or more)? Do you make multiple offers? Do you use a Letter of Intent, or Purchase Contract? How much consideration ($10, or $1000)?
