  • Now THAT REALTOR knows how to sell---SHE is a BROKER...and got all sides of two deals..instead of laughing at a silly video..she turned buyer and seller problems...into money. Who was hurt in this deal? The two mortgage banks WON.

    The only people who got screwed were two credit cartd signature contacts to a Super Mega bank...that is having record profits this year. Cry me a river...!

  • The seller filed a homestead, the credit cards were on signature loans ONLY. The Title insurance does not cover AFTER date of closing. The contractors had 90 days to file a lien. But they DID NOT sell the equipment. 30 days later, debtor told creditor bank, can't pay (TRUE) or will file bankruptcy (also true). Bank wrote off the debt uncollectable. ha ha ha

    Thats how a REALTOR in the SAME situation as the video, CLOSED FOUR DEALS, two sides of two deals + extra cash for quick closing.

  • The seller just quickly closed the deal, BOTH sides and was also buyers agent for the seller...to a larger...more expensive house. That house was also represented by the same agent, as she was preparing THIS seller, now buyer to qualify and to pay for this house, at a LOWER PITI So underwater seller, just like the video, had serious credit issues, sold and bought within 30 days. What happened to all the appliances, hardware, upgrades labor expenses. They were ALL on plastic bank cards.

  • The Realtors friends each made higher offers than the listed price...and they tendered photocopies of checks as earnest deposits...BUT there were HUGE contingencies written in every offer. So these "friends" could back out of their offers easily. The "pocket" buyer bit the bait and rapidly bid against her self to the level that the agent knew the buyer was finacially capable. The offer was accepted ...no contingencies..to protect agent . more

  • This particularly Home furnishing/ hardware/ warehouse store did NOT use mechanics liens or materialmens liens in their contracts.

    The work was done...pristine show house! The agent told buyer..look at what I found?  Buyer got excited...whats the problem now? The house was listed yesterday.....they already have multiple offers...so many people paying cash for r houses in "todays market". more

  • The seller...promptly went to the local Home Furnishing warehouse and bought all the matching appliances...on a credit card linked to their HELOC.

    They trucked the appliances to a friends house....than retrucked a few blocks..to the house they were selling.  They went back to the same store...and talked to a person in the "install" or makeover department for kitchens and bathrooms. They wanted to ONLY pay for install labor...tile flooring ...electric and plumbing. That's it..

  • Seller placed the listing...AND edited the Zillow comments about the house. They out in "$65,000 worth of NEW custom upgrades!...all receipts.

    The custom upgrades included the DETAILS off all the things that the potential buyer in the Agents pocket wanted to have include the brand of the appliances...and even colors. The Agent kept the buyer on a short leash by showing only those houses with same amenities at prices that were too high for buyer. see next

  • All that matters is confidence from a REAL salesman...and finding a qualifed buyer who has EMOTION. First you find out from your list of potential QUALIFIED buyers...what turns them on about a house? What do they crave in that dream house? Once a BROKER learns this "buyers weakness"... they can get her set up for getting BOTH sides of the deal!! Double the bucks plus a slide to another transaction. Watch next

  • First of all some background. IMHO Most Realtors are not salesmen...but they try to be. Some are effective must MOST as in most professions...are merely order takers...almost like a retail sales clerk. Here is the price ...we have multple offers you must pay MORE than asking...or you don't "understand this market"...typical phrase from the offical play book of realty. See next to learn what she did to sell above comps AND buy "up" the real estate ladder.

  • This is funny and also sad. I know someone who was in worse shape than this seller...but they paid a HIGHER commission if their agent was a Dual agent. They sold the house in two weeks. The seller had terrible credit and had consulted with an attorney about filing for bankruptcy. They SOLD an upside down house....and bought a new bigger, more expensive house. How? I will explain...but YOU MUST WORK WITH A REALTOR to pull this off...legally!

  • @phil8181100 actually i didn't. Realtors can give criticism, but can't take it. As for all of the previous comments which helped to put us into the recession, I did none of them. I did it the right way. Face it, you are a glorified middle man, and all of your hardwork you do from your the seat of your pants. Cheers to you, and your comments when you show homes, quoting prices of repairs and upgrades.

  • @rnm354 too the responses..a lot of realtors feel this is the truth. If i made a movie that would bash realtors, would the sellers give the same reply? Exactly. I think not. I do renovations for homeowners and realtors, the requests I hear, ( especially from realtors) is absurd and illegal, as well as underpriced. Don't worry, I won't make a movie with realtors off the wall price quotes for home improvements, im making too much loot.

  • @phil8181100 Also, as for a Realtor being a ' homemade contractor' quoting prices of windows, explaining to carpenters how to do the job right ( which means cheap ) are all good. I should make a video of how a realtor talks about replacing windows in a whole house as a minor improvement, or removing mold ( its only confined to the bathroom as I was once told ) Ive come to the conclusion that Realtors know it all, what a joke.

  • For those of us in the business of selling homes, this video is so entertaining because it illustrates what we often see. A home must be priced AND presented properly in order for it to sell. You must review recent closings in the area or neighborhood to see the actual price the homes closed at. Then with a comparison of benefits, lot size and the like, you can appropriately price the home to sell. Remember that the home you buy will be less so selling yours for less won't kill you.

  • OBMW34 Apprently you do not know what goes on and the issues that come up with selling homes. You are this person. Agents earn their money with all the issues that go on. There are some agents who want a quick sale, others are actually smart and know what they are doing and just because they ask you to drop the price does not mean they want to sell it quick in this market with things dropping fast you can not have your home listed @ a million and its worth 4k But only smart people realize this.

  • @keithzeiler I understand your point, that every home isn't a gem. Homeowners think homes will raise in value without doing anything to them. I am a carpenter, so by trade, I hate to hear bullsh!t about comps..no two houses are alike, and a comparable home sale is not on the market anymore. Realtors are also great at giving expert contracting advice about mold, stripping wall paper, estimates for roofs and windows. Funny how you always low ball these figures, but we pay for insurance as well.

Most people think we make too much money, and they don't understand the amount of work that goes into our business, especially in this challenging market. obmw34 is obviously just like the seller shown in the video; disrespectful, rude and completely clueless.   • Sounds like I was a seller, you're right, and realtors arent that smart. Hows about getting a job or career with some purpose in life. Really helping people out, not just flipping a home to get paid, or telling someone to drop their price so you can have a quick sell. Less work, more money is what a realtor wants to do. Next time I do work for a realtor, I'll going to do way less, for so much more money, throw some BS like comparable sales into the equation, and get myself paid.

If they want to do it themselves let them that is why most of them end up going with agents anyways because they cant do it themself. The nerve people have to ask for realtors to take a pay cut. Im sure you would get pissed if they asked you to take a 30 to 40 % pay cut. I love the part about the Key box. Love it

  • @obmw34 You absolutely do not have a clue what professional realtors do for their customers and clients. We spend a lot of time and money marketing our listings, having open houses, sending out fliers, advertising on line and in print. If that listing doesn't sell, we never get that money back. We take buyers out for months at a time, and they wind up buying a house with another agent. When we do sell something, our brokers get 58 of our commission. Most realtors are honest hard working people.
