When you make a down payment, its a down payment, not a stock purchase. A stock purchase implies risk due to market forces, while a down payment is a first payment on an existing asset or good. So the notion that this is like a casino were you might win or lose is incorrect. This is how people misunderstood what they were getting into. Copies of contracts are provided for the buyer to read. If they don't understand it then they should retain a Real Estate attorney to go over it for probably about 4K and then you'd have someone to blame other than yourself. If anyone is dumb enough to invest that kind of money in a project based on someone's name then they're not exactly the "sharpest tool in the shed" and can consider it an extremely expensive lesson and kiss the money goodbye.
