Apartment Investing - Why Multifamily Vs. Single Family?

Would you get better quality tenants in single family homes than apartments? Apt tenents tend to have high turnover. Also apts tend to cluster with other apts making it more competitive, and not in good areas like single family homes. Although I do like cash flow bigger coming out from apts than SFH if you buy and manage right. Thx
