Big owners, ie developers, are being given an unfair advantage over little owners, who also provide rental accommodations (owner/investors). They are the one's who made commuting too expensive so we are forced to move into the West End to save money on gas, parking, insurance. You WON!!! dude, i pay $1050 per month here in a 1 bedroom on Bidwell and Burnaby. Vancouver is being converted into a Hong Kong styled core. To make it happen, they will be tearing down more older apartments or renovating them to squeeze in more units. It's happening NOW. The construction isnt gonna stop and my investment is not to stay in the core and blow my money on strata fees that are akin to rent! One high rise complex has a condo fee of $600. It's all going up!
You might believe you OWN your unit but its not at all true. You pay strata fees, you pay property taxes, and you get assessed by the strata board for new roof, new carpets etc etc etc. You are a glorified tenant. You could argue the same with me but my strata fees and taxes are nothing like in the Westend and NO the West end is NOT Yaletown. Yaletown is much much different - the medium income as significantly higher thant the tenant owner mix in the WE.
...and my intention is to burst your bubble....the condo you bought is going down in price. Buy the new Condo buyers guide to check out the larger units being marketted now. They can put 2 of your typical WE units together for far cheaper.

I pay $1030 rent now.....I rent out my large condo in New West for $1700 per month right by the Fraser River. My total costs for gasoline per month commuting is about $300 plus $175 for parking, plus insurance....and TIME. Okay, I cry uncle! I'm here!

My understanding is that WestEndNeighbours are opposed to the plan for more rental housing in the West End of Vancouver and yet not one member is a renter. I think the complaint fom Robertson is that input from this organization would be extremely biased against renters and essentially amounts to NIMBYism.
If the CoV is continuing now ex-mayor Sam Sullivan's "Eco-Density" initiative, this type of rental housing was and is an integral part of that plan. What's WEN's major issue?

Despite token community "consultations", this project's already been approved - - the developers only need to provide 8 units of rental for 20 years, at whatever price they choose, and in exchange for this get tax deferment and extra density. It's a win-win for developers, please explain how for affordable renters?

Parking restrictions are going up, parking costs are also expected to double in the next 5 years. The only affordable option is rental condos. Period.

In fact it's fair to assume that new development rentals will be priced at the high end.. The mayor's theory is that these high end rentals will reduce the demand for the older existing rentals. Given the history of Vision's affordable housing failures with both Woodward's and Olympic Village - you'd be a fool to trust them.

Big owners, ie developers, are being given an unfair advantage over little owners, who also provide rental accommodations (owner/investors). Good on Roberts. Before I thought he was a phoney riding his bike to work as an example to the rest of us - yeah, I should move close to Vancouver and ride my bicycle to work. Live in a high end neighbourhood and the like, unfortunately, I couldnt afford his neighbourhood and got forced to move to the West End because he made it impossible for us commuters to afford parking and pay for the gas commuting from the burbs.

EVERYTIME there is a tax on gas, increase in parking, increase in taxes for all of the above, it causes are surge of people to move to the Westend. I don't like it here myself. Vancouver is a financial centre of BC and by design it is expected to accomdate a swelling population and that means housing for hundreds of thousands of more people. All the people opposing RENTAL homes are condo owners - no exception. Why the FUCK would a tenant oppose housing? Seriously, you've got a few bolts loose in your head. The mayor is responsible for making the core accomodating for ALL.

In 5 years time the cost of transit will become a mode of transporation for the middle class. So, what you do is move into the city with your buddy and save the commute time, costs and gas. dude, i pay $1050 per month here in a 1 bedroom on Bidwell and Burnaby. Vancouver is being converted into a Hong Kong styled core. To make it happen, they will be tearing down more older apartments or renovating them to squeeze in more units. It's happening NOW. The construction isnt gonna stop and my investment is not to stay in the core and blow my money on strata fees that are akin to rent! One high rise complex has a condo fee of $600. It's all going up!

You might believe you OWN your unit but its not at all true. You pay strata fees, you pay property taxes, and you get assessed by the strata board for new roof, new carpets etc etc etc. You are a glorified tenant. You could argue the same with me but my strata fees and taxes are nothing like in the Westend and NO the West end is NOT Yaletown. Yaletown is much much different - the medium income as significantly higher thant the tenant owner mix in the WE.

paying TOLLS in addition to parking fees, gasoline and the like. The Green initiative is by design making the core cheap. I pay $1030 rent now.....I rent out my large condo in New West for $1700 per month right by the Fraser River. My total costs for gasoline per month commuting is about $300 plus $175 for parking, plus insurance....and TIME. Okay, I cry uncle! I'm here!

Add condo fees and insurance and you already have a negative return each month. Then there is income tax and a Capital Gains tax when you eventually sell. If you are investing $600/month, the $600 sure isn’t coming from condo. . You are in desperate need of an accountant. A real estate mogul, you ain’t!

Actually, owning is much cheaper than renting. The key is putting money together to buy your first home. But as I've learned, location is everything...you find a place that's affordable only to be sucker punched by high transit fees and parking fees....and gas taxes. They are FORCING people out of the burbs and homes to move into the city into small cubicles in the sky. then you have to face down a bunch of posers who wont share inspite of the need.

My understanding is that WestEndNeighbours are opposed to the plan for more rental housing in the West End of Vancouver and yet not one member is a renter. I think the complaint fom Robertson is that input from this organization would be extremely biased against renters and essentially amounts to NIMBYism.
If the CoV is continuing now ex-mayor Sam Sullivan's "Eco-Density" initiative, this type of rental housing was and is an integral part of that plan. What's WEN's major issue?

Despite token community "consultations", this project's already been approved - - the developers only need to provide 8 units of rental for 20 years, at whatever price they choose, and in exchange for this get tax deferment and extra density. You make no sense, dude. People like myself cant afford to live in our condos located in New West and Burnaby so we have to rent them out and move into the WestEnd because of high gas, parking etc....the Mayor is addressing the lack of Rentals available and wants a developer to put up many high rise rentals etc to address the shortage. So? When people move into the core they no longer pollute and save time and money. Whats your problem?? Seriously whats wrong with that?

Let me answer for you! You thought the core was gonna become your own utopia and only the few and privelaged will walk the streets here. Dude, that cant happen. The core's density is expected to increase by MILLIONS of people over the next 20 years. This place will become unrecognizable. Parking restrictions are going up, parking costs are also expected to double in the next 5 years. The only affordable option is rental condos. Period.

You realize that the mayor's plan has NO stipulation for rent control at all, right?
In fact it's fair to assume that new development rentals will be priced at the high end.. The mayor's theory is that these high end rentals will reduce the demand for the older existing rentals. Given the history of Vision's affordable housing failures with both Woodward's and Olympic Village - you'd be a fool to trust them.
FYI owners have more to gain with STIR as it will increase property values

@Rata4You: What's your infatuation with the West End? Can't afford the rents here and hope to slip in on the coat tails of low cost housing? Gregor's proposal won't solve the rental problem. Developers make a bigger profit building condos - it's that simple! And why shouldn't condo owners oppose him? They have a far greater interest in the West End than you and aren't interested in having it turned into a mini Hong Kong. Build your rental units in Kits, Little Mtn area or East Van!

The West End is affordable now, dude. I live here by force. Otherwise I'd be pissing about $600 every month rather than reinvesting it into investments. $600 per month x's another 20 yrs is a shit load of money to throw out. The West End is made up of older buildings and by comparison much smaller than condos in the east.
Mini Hong Kong is EXACTLY what the plans are for the core. They already have these 400 sq ft units. 400 sq feet???? A cage!

He is there to listen to concerns of citizens and tax payers. He and council work for us...we do not work for them. If he doesn't want to listen to Vancouver citizens he can quit and get a job designing chicken coops, alley garage houses and picketing cars using bridges. I never voted in a civic election before but this next election I'm going to be first in line to vote this propellerhead out.
