Federal land has started preparing the LILAC site. I have read a post in the elevator that they will start the site foundation construction by May 21, 2010. It is May 28, 2010 now and they have not started the works yet, I have the feeling that Federal land started to get rid of the garden to show to their prospective buyers that the building will rise soon because Federal Land is having difficulties in selling the property.

While there are some valid concerns regarding the engineering of Lilac Tower, the Authorities would not approve construction of this building if it were to be deemed unsafe or unsuitable for the site. How many buildings have collapsed in Makati in the past? The world is subject to progress and constant development whether we like it or not, particularly in a Central Business District, and we need to accept this. It's just the way of the world especially when so many ppl want to be in one place.

When we bought at the Lotus tower the view of Ayala in our chosen unit and at the 8th floor was the factor for our decision as seen in the brochure. Those people buying units in Lilac Tower were informed that there was always going to be 3 Towers, hence the 3 leaves in the Oriental Gardens logo, each representing a tower. For those unit owners of Lotus and Orchid Towers who genuinely thought there were to be only 2 Towers built within OGM, I sympathise with you especially if you were provided with inaccurate information from unscrupulous salespeople, however it shows proper research should be conducted prior to signing a contract to buy.

This post actually dissuaded us from actually buying a unit from this project. We were contemplating on buying this over Avida due to the location. But now seeing all the problems in this condo, we wil go for Avida. We live at Lotus tower here in OGM and we chose this place over other condo projects in the area due to the low density and stunning view of Ayala and of course...that GARDEN. residents of oriental garden are having problems with water leaks. Water seeps in units, walls, windows when it rains. either poor workmanship, or federal Land's choice of cheap const. materials/labor. surely, Lilac would have the same problems. To be built by same developer, on same site, same contractor, same materials (or cheaper materials for better profit). There's going to be water leaks in the unit, and floods downstairs.

Investigating the background of the developer is really tough if you have not seen evidences of their previous projects. Not only physically but most importantly, how they would act after successfully selling the projects. Federal Land used the garden as a marketing attarction only to be removed after few years to pave the way for another tower without informing the present owners. If they have done it to the previous buyers, they would no doubt do it to new buyers!!
