The official tab book tells you to tune half a step down, and that's how I play it too.

Can you explain what a chuck is?  I'm not sure what you do with your strumming hand between the first and second chord.

a chuck is when you leave your fingers in place, but do not press down on the strings... it does not play the notes, it just leaves a blank sound. hence... the chuck. =]

Nope, but I wouldn't be surprised if they tune down a half step for the live version, it's generally easier to sing songs when they lower it a half step.
