You need to create little vinyettes showing people living the good life in many of the room, which adds more emotion and might have convinced a buyer to actually make an offer. Unfortunately Barb, the house was simply over-priced still, for it's current market. I know you tried by recommending the $299K Bid Up process, but really it sounds like even that $299K may have been even on edge with Top Market Value since we couldn't even drum up a winning offer in between $339K and $299K. one of the best ways to sell your house in a crappy market like this is to sell to an investor. one of my friends sold their house through the investor site wellbuyit(dot)net . and they gave a pretty decent offer too!
I think it's irrelevant whether this particular house sold. We're not watching this video because we're interested in this house. We're more interested in pointers in increasing the odds of selling our own house. I think it's clear from the video there's an obvious improvement.

What would it of sold for in 2000? Find that out and than add no more than 40% to that number. That is what the house should go for.

I don't agree. The price would go down a little more but not as drastic as you mentioned. In the end, you are buying a house in New Jersey.
