Great special effects, but they don't look anything like a real earthquake. The ground cannot simply fall away, since there's more ground and rock beneath it. Things that should be moving all over the place in a 10.5 earthquake are stationary. Topsoil does not break into mile-wide plates. There are too many errors to make it believable.

I have used a few Dynamic 3D model destruction programs and this kind of stuff is both dynamic and scripted. The solver that calculated all the debris collision and gravity is all done dynamically, while parts or sections of buildings are scripted to break apart at the right moment. Once a script releases a model it is then passed into the Dynamic system to calculate all the destruction. in most cases all the models are pre-shattered so most of the building chunks are pre-made.
