I am a BPI cert energy auditor, what made you think that was a WATER leak found by thermal imaging? ITS THERMAL imaging camera NOT a water finding camera! That looked entirely like a air leak to me in that corner in beginning of video. Explain why you call it a water leak? How can there possibly be a water leak WITHOUT any staining, marring of material in ceiling?
I'm sure there are good inspectors out there, but all in all no house is perfect especially new homes.From what i see out there they throw them up with the cheapest of materials and inspector or not there could and are hidden problems.
I'm training to become a Chartered Building Surveyor in England, and i cant understand the lack of formal qulifications and training you need in the US. I have done 3 years of Higher Further Education, then I need 2 years at a University followed by a 2 year APC, a log book to prove im comptant and then a formal interview to become a RICS Building Surveyor.
As far as I understand it any one can call themselves a Home Inspector, crazy.

The use of a thermal camera is GREAT! and they are expensive. Ask your inspector if he will be using one.
So, what's wrong with the breaker panel you show? You should explain.

Very impressive video! I can't imagine someone buying a home without having a Home Inspection after seeing this video.
